NATIONAL DUDLEY ON WHAT PEOPLE WANT
Henry Ford changed the world.
The world had cars before Ford started making them, but America thought it was a novelty. Ford sold the Model T to the masses with a vision of the future.
It takes an imagination for a different reality to change the world, but then someone has to build into that vision. And the customer isn’t typically looking for that. They’re looking for something else.
For DTSpade, we’re looking for a few things that we feel will change the game in real estate. They include:
1. The fluidity of capital and operating expenses. Why can’t we capitalize real estate taxes with a financial instrument? What happens when renewable energy costs drop far enough to provide energy to buildings?
2. Unsecured debt markets emerge to fund capital/tenant improvements for tenants in leased facilities, and
3. Convergence of autonomous vehicles and on demand resource business models will completely change the landscape for location of retail and office properties.
